Job Summary:

We are seeking a meticulous and highly organized professional to join our growing construction company. This is a critical role that blends project management skills with estimating expertise to ensure the successful completion of construction projects. This position is responsible for overseeing all aspects of construction projects, from pre-construction through to project closeout. The Project Manager / Estimator collaborates with clients, subcontractors, vendors, and internal teams to coordinate project scheduling, budgeting, and resource allocation while ensuring projects are completed on time, within budget, and to the highest quality standards.

Responsibilities:

Project Planning & Coordination:

· Develop and manage comprehensive project plans, including scope, schedule, and budget.

· Coordinate all project activities, ensuring timely completion of tasks and milestones.

· Work closely with clients, architects, engineers, and subcontractors to define project requirements and specifications.

Cost Estimation & Budgeting:

· Prepare detailed cost estimates based on project drawings, specifications, and historical data.

· Analyze bid documents and perform take-offs to accurately estimate labor, material, and equipment costs.

· Develop and maintain project budgets, tracking expenses, and ensuring cost-effective execution.

· Provide cost analysis and recommendations for value engineering to optimize project costs without sacrificing quality.

Risk Management & Problem Solving:

· Identify potential risks and develop strategies for risk mitigation, including budget overruns and project delays.

· Address issues promptly and effectively to minimize disruptions and keep projects on track.

· Ensure compliance with safety standards and regulatory requirements to prevent accidents and legal issues.

Contractor & Subcontractor Management:

· Develop and issue Requests for Proposals (RFPs), evaluate subcontractor bids, and negotiate contracts.

· Manage relationships with subcontractors, ensuring timely delivery of services and compliance with contract terms.

· Review subcontractor performance and resolve disputes or performance issues as needed.

Scheduling & Timeline Management:

· Create and manage project timelines, ensuring that milestones and deadlines are met.

· Monitor progress and adjust schedules as necessary to accommodate delays or changes in scope.

· Coordinate the availability and delivery of materials and resources to ensure timely project execution.

Client & Stakeholder Communication:

· Serve as the primary point of contact for clients, providing regular updates on project status, budget, and timelines.

· Communicate clearly with all project stakeholders, including owners, designers, subcontractors, and suppliers.

· Address client concerns and questions promptly to ensure satisfaction and maintain strong relationships.

Quality Control & Assurance:

· Ensure all construction work meets the required quality standards, specifications, and regulatory codes.

· Conduct regular site visits and inspections to monitor work progress and adherence to quality standards.

· Address and resolve any quality or compliance issues promptly.

Document Control & Reporting:

· Maintain accurate and organized project documentation, including contracts, change orders, and meeting notes.

· Prepare and submit regular progress reports, budget tracking, and project status updates to clients and senior management.

· Review and approve invoices, ensuring that payments align with contractual terms and work completed.

Team Management & Leadership:

· Lead and manage the project team, including construction crews, subcontractors, and administrative staff.

· Delegate tasks and responsibilities, ensuring the team is aligned with project objectives.

· Foster a collaborative and productive work environment, promoting safety, efficiency, and morale.

Change Order Management:

· Manage project changes by identifying the impact on budget, schedule, and scope.

· Prepare and submit change orders, working with clients and subcontractors to negotiate pricing and timelines.

· Ensure that any changes are documented and approved in accordance with project contracts.

Post-Project Closeout:

· Oversee the completion of punch lists, final inspections, and the delivery of final project documentation to the client.

· Ensure that all project deliverables are completed, including warranties, maintenance manuals, and as-built drawings.

· Conduct post-project evaluations to assess performance, lessons learned, and areas for improvement.

Qualifications:

· 10+ years of experience in commercial general contracting, demonstrating expertise in managing complex construction projects from inception to completion.

· Advanced proficiency in reading and interpreting blueprints, architectural drawings, and technical specifications, ensuring accurate project execution and adherence to client requirements.

· Strong self-starter mentality with a proven ability to work independently, take initiative, and drive projects forward, alongside a commitment to continuous professional growth.

· Extensive experience with computerized estimating programs such as Bluebeam, Excel, and other industry-standard software to create detailed, accurate estimates and manage project budgets.

· Experience with public sector projects, including a thorough understanding of government contracts, regulations, bidding processes, and compliance requirements.

· Well-established network of subcontractor relationships, enabling efficient sourcing and coordination of subcontractors to meet project deadlines, quality standards, and budget constraints.

· In-depth construction knowledge that exceeds the expertise of those being directed, providing leadership and technical guidance to ensure quality standards and safety regulations are upheld.

· Solid estimating experience, including the ability to prepare comprehensive, accurate cost estimates for labor, materials, equipment, and subcontractor services.

· Proven ability to manage and control project budgets, track costs, and identify cost-saving opportunities while maintaining quality and safety standards.

· Strong communication, negotiation, and interpersonal skills, fostering positive relationships with clients, vendors, subcontractors, and internal teams.

· Strong problem-solving capabilities, with the ability to proactively identify and address potential challenges to keep projects on track, on budget, and in compliance with safety and regulatory standards.

Job Type: Full-time

Pay: $83,200.00 - $114,400.00 per year
