Job Description: Execute the pre-construction purchasing of subcontractors and suppliers for the construction of multifamily apartment buildings, industrial warehouses. and site improvements. Assure construction is built profitably, cost effectively, and within budget for projects being developed or owned by Woodmont Properties.
Essential Duties and Responsibilities include the following. Other duties may be assigned as needed.

Prepare scope of work specifications, quantity take-offs, estimates, and bid packages. Perform bid analysis, de-scoping, negotiations, purchasing and complete vendor contract exhibits.

Liaison with vendors, subcontractors, engineers, architects, to assure that project details are designed properly. Manage, report, and track the project buyout and variances.

Analyze plans for construction techniques, materials, and costs to properly value engineer designs. Focus on ways to incur savings.

Recommend product and specifications. Recommend the use of new materials from a construction cost or visual improvement perspective.

Use Procore construction management software for bidding process.

Education and/or Experience
- Bachelor’s degree in related field

Five years purchasing experience in construction, multi-family, industrial, or senior housing residential construction, preferred.

Experience in production housing, multi-family low-rise apartments, senior housing, industrial, or sitework. Skilled in estimating, buying, specifications, bid analysis, contracts, and purchases.
- Software Proficiency: Proficient in Procore, Microsoft Excel, Outlook, Word, Power Point, Adobe Acrobat; Bluebeam preferred.
